										<content:encoded><![CDATA[<p>As 2025 comes to a close, at Architecture EL we’re proud to reflect on a year defined by meaningful progress, community partnerships, and the completion of several transformative projects across the Commonwealth.</p>
<p>Our work this year focused on creating resilient, accessible, and energy conscious buildings that meet the needs of the communities they serve. Below is a look at four projects completed in 2025 and one exciting new endeavor now underway.</p>
<p><strong>CHESTER COMMONS</strong></p>
<p>Chester Commons reached completion in 2025, marking the full transformation of the former Chester High School into a welcoming affordable housing community for seniors and individuals with disabilities. After the Hilltown Community Development Corporation acquired the property, the building underwent a comprehensive renovation that upgraded systems, life safety features, and accessibility. The project included the installation of a new elevator to provide full vertical access.</p>
<p>Chester Commons also supports daily life in the town by continuing to house the Chester Library and the local mineral museum. The project stands as an example of how historic buildings can be adapted to serve modern needs while strengthening small town community life.</p>

<p><strong>GEMINI TOWNHOMES</strong><strong> </strong></p>
<p>The redevelopment of the former Gemini textile mill site and several adjacent parcels has created 40 new two and three bedroom condominium homes in Springfield’s South End neighborhood. The Gemini Townhomes project introduces seven two story residential buildings. Five are located on the main site and two are positioned north of Morris Street. The buildings are arranged in groups of three, four, six, or seven units.</p>
<p>A community pavilion with a paved terrace and lawn area provides shared outdoor space for residents. Sustainability was a central design goal. The project delivers all electric, energy efficient homes that comply with the Mass Saves Level 2 program. These ownership units support reinvestment in the neighborhood through incentives that encourage first time homebuyers.</p>

<p><strong>AMETHYST BROOK APARTMENTS</strong></p>
<p>Amethyst Brook Apartments brings 34 new affordable rental homes to the Town of Pelham. The one, two, and three bedroom units offer modern amenities in a quiet rural setting and serve households earning up to sixty percent of the Area Median Income. The project prioritizes energy performance through an all electric design. A six unit building meets Energy Star standards and a larger twenty eight unit building is certified to Passive House standards.</p>
<p>Additional sustainability features include electric vehicle charging stations and roof mounted solar panels. Residents also enjoy direct access to nature. A trail on the property connects to nearby conservation land and an established hiking network.<strong> </strong></p>

<p>Aurora Apartments represents the revitalization of a notable six story historic building originally constructed in 1898 as the Aurora Hotel. Converted to studio apartments in the 1980s, the building required modernization to better serve today’s residents while preserving its historic value. The project improved first floor office and community spaces, updated studio units, and enhanced accessibility features throughout the building.<strong> </strong></p>

The three level structure totals approximately 13,438 square feet and will be redesigned to include 18 studio apartments along with essential shared spaces. The building’s historic masonry and wood frame will be preserved while being adapted for residential use.</p>

										<content:encoded><![CDATA[<p>We are pleased to share an update on one of our new and exciting projects, an accessory dwelling unit (ADU) being constructed in Casco, Maine. This project, designed for a private owner, reflects the growing interest in these ADU flexible spaces.</p>
<p>One of the amazing aspects of being an architect is the ability to create projects of all scales – whether they’re small and simple in scope or elaborate and intricate in design. Every project begins with truly listening to the client, understanding their needs and desires, and translating that vision into a thoughtful, functional space.</p>

The design rendering (see picture here) is a two level design that features a residential apartment on the second floor and a compact commercial space on the first. This combination allows the owner to create a property that is functional, efficient, and aligned with the evolving ways people live and work.</p>
<p>As with many projects, this one presented early site and civil challenges. Through careful coordination and the engagement of a new contractor, those issues have been fully addressed. With those steps completed, the project has moved forward with the successful pour of the concrete foundation (see picture for this progress). The site is now well prepared for the next phase of construction.</p>
<p>From here, the team will pause until the spring thaw, when conditions will allow framing to begin. We look forward to continuing our work on this thoughtful and efficient ADU alongside the contractor and other tradespeople; and will share additional updates as construction advances.</p>
<p>This ADU is a perfect example of that balance, and it is well positioned to move ahead after resolving some recent challenges.</p>

<p>ArchitectureEL (AEL) Principal Architect Kevin Rothschild-Shea recently served as the featured speaker at the <a href="https://www.springfieldyps.com/" target="_blank" rel="noopener"><strong><u>Young Professional Society (YPS)</u></strong></a> Leadership Luncheon, where he presented <em>Owning a Home Today in the 413.</em> The event brought together emerging and established professionals to discuss one of the most pressing challenges facing Western Massachusetts today – housing affordability.</p>
<p><strong>Local Housing Snapshot</strong></p>
<p>Kevin’s presentation explored the realities of homeownership in the region, drawing from current data and local context.</p>
<p><strong><em>Did you know? </em></strong><strong><em> </em></strong></p>
<ul>
<li>Since 2021, rent rose 32. 5% in Hampden, Hampshire, and Franklin Counties and 39.7% in Berkshire County</li>
<li>Eviction filings rose 66% between 2022 and 2024</li>
<li>The median single-family home price in Western Mass is up by 11% since last year</li>
<li>Shortage of 183,253 affordable units for low-income renters</li>
<li>Post war zoning favors low-density, single-family suburbia, reliant on personal auto transportation</li>
</ul>
<p>These factors together create a difficult environment for many who wish to put down roots in the 413.</p>
<p><strong>What Can Be Done Locally About Housing Shortages?</strong></p>
<p>Despite these challenges, Kevin emphasized that there are meaningful steps communities and individuals can take to improve access to housing.</p>
<p>One key strategy he discussed is the use of Accessory Dwelling Units (ADUs). Some people refer to these as in-law suites, backyard cottages, granny flats, or secondary apartments. These small, independent living spaces can be added to existing residential properties, providing flexible options for first-time homebuyers, multigenerational families, and those seeking rental income.</p>
<p>Kevin explained that while ADUs are not a one-size-fits-all solution, they can play a powerful role in diversifying housing options and adding density to established neighborhoods. In his presentation he shared what is and what is not considered an ADU and about some of the general benefits of this type of dwelling. He also touched on some of the current building regulation challenges and benefits including that many municipalities are now exploring incentives and zoning updates to encourage homeowners to build ADUs, recognizing their potential to create affordable, community-based housing without large-scale development.</p>

<p>Drawing from his personal longevity and experience in architecture, as well as ArchitectureEL’s broad portfolio of residential, multi-family, and adaptive reuse projects, Kevin shared how thoughtful design can bridge the gap between community needs and practical implementation. He highlighted the importance of balancing historic preservation, sustainability, and accessibility in projects that shape the future of local housing.</p>
<p>The discussion reflected AEL’s continued commitment to advancing design solutions that strengthen the social and economic fabric of Western Massachusetts. <p><em>&#8220;Area Architects Face Challenges, but Remain Busy&#8221;</em><br />

<p><strong>Here is an excerpt:</strong></p>
<p>Kevin Rothschild, principal with East Longmeadow-based Architecture Environment Life (AEL), agreed, but noted there are some forces that will make 2026 somewhat more challenging. These include the end of several pandemic-related programs to fuel the economy, cutbacks to some public sector programs, and other factors.</p>
<p>“Things are a little harder, a little slower,” he told BusinessWest. “We’re seeing the tail end of funding programs like ARPA and ESSER [Elementary and Secondary School Emergency Relief] as well as municipal or federal grants that were out there for schools and cities and Green Communities,” he said. “We’re seeing a lot of those programs reach their conclusion. The work that we’re exposed to on those projects has had a good run, and we’re seeing a lot of that closing out.”</p>

									<p>At ArchitectureEL, our work is about more than design. It is about connection, place, and building relationships that stand the test of time. That is why Cape Cod holds such a meaningful place for our firm and for our President, Kevin Rothschild-Shea.</p><p>ArchitectureEL officially expanded its presence to Cape Cod in 2021. Since then, our team has worked with clients and charitable partners throughout the region, strengthening our ties to this community. Cape Cod’s distinctive character, shaped by both natural beauty and architectural heritage, continues to inspire the thoughtful and sustainable approach that defines our work.</p><p>This month, the Cape became even more special to the AEL family. On September 13, Kevin’s son, Liam Rothschild-Shea, married Anna Nelson in Harwich Port. Their story began years earlier during a Cape Cod summer and after a few sea-side dates a lasting romance was created.</p><p>Loving The Cape as much as they love each other, Liam and Anna wed on Bank Street Beach in Harwich Port and celebrated their marriage on the lawn at Sound Side Condominiums, where members of the Rothschild-Shea family have long gathered. 										<content:encoded><![CDATA[<p>We Are Proud to Celebrates the Cape Cod Community &amp; Support of Cape Abilities</p>
<p>At ArchitectureEL, our work is guided not only by the spaces we design but also by the communities we serve. We believe that strong, inclusive communities are the foundation of meaningful lives. That is why we were proud to support <em>An Evening to Support Cape Abilities</em> on Cape Cod earlier this month.</p>
<p><a href="https://capeabilities.org/" target="_blank" rel="noopener">Cape Abilities</a> is a nonprofit organization dedicated to empowering individuals with disabilities through education, counseling, and residential, therapeutic, social, and employment supports. Their mission ensures that individuals have the opportunity to take part in valued roles in the community while pursuing personal goals and dreams.</p>
<p>The evening was hosted at the home of Joseph Carr and brought together supporters, community leaders, and advocates who share in this mission. The result was extraordinary. Together, the event raised nearly $189,000, setting a record for Cape Abilities and creating new opportunities and experiences for those they serve.</p>

<p>Throughout the night, guests heard inspiring stories that reflected the real impact of community support. Kyle realized his lifelong dream of visiting Ireland, complete with castle tours and even a royal dinner. Justin found confidence and joy through acting in <em>Young Frankenstein</em> and training in boxing. Richard experienced the profound gift of family connection on a supported trip to Miami. These moments are a reminder of what is possible when generosity meets opportunity.</p>
<p>ArchitectureEL is honored to be part of this effort. Events like this not only celebrate the resilience and achievements of individuals but also strengthen the bonds that tie us together as a community.</p>
<p>We extend our gratitude to Joseph Carr for opening his home for such a meaningful evening, to Cape Abilities for their tireless work, and to photographer <a href="https://www.facebook.com/kim.roderiques/" target="_blank" rel="noopener">Kim Roderiques</a> for so beautifully capturing the spirit of the night – seen in this stunning picture of our Principal Architect, Kevin Rothschild-Shea and his wife, Jennifer.</p>

<p>We recently added two new team members, Jack Hilgren and Ronell John, to our AEL family as we continue growing to meet the increasing demand for our services. These strategic hires reflect our ongoing expansion and commitment to delivering thoughtful and enduring architectural solutions across Western Massachusetts and beyond. Jack and Ronell each bring a diverse range of experiences and talents that will further strengthen the firm&#8217;s capabilities and client service.</p>

<p><strong>Jack Hilgren</strong> joined AEL full-time after completing a part-time role while finishing his master’s degree in architecture at The <a href="https://www.umass.edu/" target="_blank" rel="noopener">University of Massachusetts Amherst</a>. He originally planned for a career in engineering, but shifted his focus to architecture in order to engage more directly in the creative process. In his role as a Designer, Jack supports our residential and commercial projects through design development and project management. His favorite project to date has been a full home renovation in Wilbraham, where he enjoyed guiding the design from concept through development. Outside of work, he enjoys travel, time with family and friends, and spending time with his two cats.</p>

<p><strong>Ronell John</strong> also joined us in the role of Construction Documents Expert. Ronnell brings nearly two decades of professional experience in architectural drafting and design. He began his career as an AutoCAD technician and has since worked on a variety of project types. At AEL, he prepares and coordinates design and construction documentation, contributing to the technical excellence of the firm’s work. What drives him the most is the rewarding experience of seeing a design evolve from a concept on paper to a physical space that serves its users. Originally from Trinidad, he now lives in Wilbraham, Mass. When he is not working, he enjoys spending time with his wife, relaxing, and savoring one of his favorite meals, Trinidadian Chicken Roti.</p>

										<content:encoded><![CDATA[<p>As housing demands evolve and homeowners seek smarter, more flexible ways to use their property, Accessory Dwelling Units—commonly known as ADUs—are gaining serious traction. The many options available for ADUs offer a creative solution to housing challenges while maximizing space and value. <strong>But what exactly is an ADU—and just as importantly, what <em>isn’t</em> one?</strong></p>
<h4><strong>What Is an ADU?</strong></h4>
<p>An Accessory Dwelling Unit, also known as an ADU, is a secondary, self-contained residential living space located on the same lot as a primary home. Sometimes called a granny flat, in-law suite, backyard cottage, or secondary suite, an ADU can take many forms such as:</p>
<ul>
<li><strong>Detached units</strong> like a small cottage or guest house in the backyard.</li>
<li><strong>Attached units</strong> which are physically connected to the primary residence, often through shared walls.</li>
<li><strong>Interior conversions</strong>, for example, transforming a basement or attic into a livable space.</li>
<li><strong>Garage conversions</strong> – reimagining an existing garage as a livable dwelling.</li>
</ul>
<h4><strong>A few key features to keep in mind that define an ADU include:</strong></h4>
<ul>
<li>It is a <em>permanent</em> residential unit, not a temporary structure.</li>
<li>It is legally part of the same property as the main house and cannot be sold separately.</li>
<li>It provides independent living facilities, which means it must have its own kitchen, bathroom, sleeping area, and typically a separate entrance.</li>
<li>They can be attached to the main house, within it (such as a basement apartment), or completely detached (such as a backyard cottage).</li>
<li>They often share utility connections with the main residence.</li>
</ul>
<h4><strong>What an ADU Is Not</strong></h4>
<p>While ADUs are incredibly versatile, they’re often misunderstood. Understanding what does <em>not</em> qualify as an ADU is just as important as what does. These are NOT an ADU:</p>
<ul>
<li>A bedroom, bonus room, or finished basement <em>without</em> a dedicated kitchen and bathroom</li>
<li>A second kitchen in the main house that does not have its own living space and full bathroom</li>
<li>A space that does not have a lockable, private entrance</li>
<li>Temporary structures (like RVs, trailers, or tiny homes on wheels). ADUs must be permanent and built on a foundation.</li>
</ul>
<h5><strong>Common Misconceptions</strong></h5>
<ul>
<li>ADUs are <em>not</em> just for rental income, they can serve as flexible living spaces for family, guests, or work.</li>
<li>Building an ADU is not always prohibitively expensive or time-consuming; costs and timelines vary by design, location, and contractor.</li>
<li>ADUs do not necessarily decrease property value; in many markets, they can increase it by adding functional living space.</li>
<li>They’re not always suitable for short-term rentals (for example listing on Airbnb) because many municipalities prohibit short-term rentals of ADUs to encourage long-term housing stability.</li>
</ul>
<h4><strong>Why ADUs Matter</strong></h4>
<p>ADUs serve a range of purposes: they can house aging parents, provide income as rental properties, or offer space for young adults or guests. They&#8217;re recognized for their flexibility, smaller environmental footprint, and ability to gently increase housing density without changing neighborhood character.</p>
