										<content:encoded><![CDATA[<p>As housing demands evolve and homeowners seek smarter, more flexible ways to use their property, Accessory Dwelling Units—commonly known as ADUs—are gaining serious traction. The many options available for ADUs offer a creative solution to housing challenges while maximizing space and value. <strong>But what exactly is an ADU—and just as importantly, what <em>isn’t</em> one?</strong></p>
<h4><strong>What Is an ADU?</strong></h4>
<p>An Accessory Dwelling Unit, also known as an ADU, is a secondary, self-contained residential living space located on the same lot as a primary home. Sometimes called a granny flat, in-law suite, backyard cottage, or secondary suite, an ADU can take many forms such as:</p>
<ul>
<li><strong>Detached units</strong> like a small cottage or guest house in the backyard.</li>
<li><strong>Attached units</strong> which are physically connected to the primary residence, often through shared walls.</li>
<li><strong>Interior conversions</strong>, for example, transforming a basement or attic into a livable space.</li>
<li><strong>Garage conversions</strong> – reimagining an existing garage as a livable dwelling.</li>
</ul>
<h4><strong>A few key features to keep in mind that define an ADU include:</strong></h4>
<ul>
<li>It is a <em>permanent</em> residential unit, not a temporary structure.</li>
<li>It is legally part of the same property as the main house and cannot be sold separately.</li>
<li>It provides independent living facilities, which means it must have its own kitchen, bathroom, sleeping area, and typically a separate entrance.</li>
<li>They can be attached to the main house, within it (such as a basement apartment), or completely detached (such as a backyard cottage).</li>
<li>They often share utility connections with the main residence.</li>
</ul>
<h4><strong>What an ADU Is Not</strong></h4>
<p>While ADUs are incredibly versatile, they’re often misunderstood. Understanding what does <em>not</em> qualify as an ADU is just as important as what does. These are NOT an ADU:</p>
<ul>
<li>A bedroom, bonus room, or finished basement <em>without</em> a dedicated kitchen and bathroom</li>
<li>A second kitchen in the main house that does not have its own living space and full bathroom</li>
<li>A space that does not have a lockable, private entrance</li>
<li>Temporary structures (like RVs, trailers, or tiny homes on wheels). ADUs must be permanent and built on a foundation.</li>
</ul>
<h5><strong>Common Misconceptions</strong></h5>
<ul>
<li>ADUs are <em>not</em> just for rental income, they can serve as flexible living spaces for family, guests, or work.</li>
<li>Building an ADU is not always prohibitively expensive or time-consuming; costs and timelines vary by design, location, and contractor.</li>
<li>ADUs do not necessarily decrease property value; in many markets, they can increase it by adding functional living space.</li>
<li>They’re not always suitable for short-term rentals (for example listing on Airbnb) because many municipalities prohibit short-term rentals of ADUs to encourage long-term housing stability.</li>
</ul>
<h4><strong>Why ADUs Matter</strong></h4>
<p>ADUs serve a range of purposes: they can house aging parents, provide income as rental properties, or offer space for young adults or guests. They&#8217;re recognized for their flexibility, smaller environmental footprint, and ability to gently increase housing density without changing neighborhood character.</p>

										<content:encoded><![CDATA[<p><em>EAST LONGMEADOW</em> — ArchitectureEL Inc. (AEL) has been awarded on-call architect contract for the Holyoke Housing Authority for a two-year period. The firm also continues to fulfill its obligations as the current on-call architect for the city of Holyoke and Holyoke Public Schools.</p>
<p>ArchitectureEL Inc. provides professional design services on a wide range of projects, from renovating existing buildings to designing new. The firm has significant experience in accessibility, historic preservation, educational, and commercial design, as well as both private and multi-family residential development.</p>
<p>AEL has developed strong local connections and provided services for the city of Holyoke and Holyoke Public schools as their on-call architect for the past two years, completing a roof and skylight replacement for the DPW, a roof and skylight replacement for the City Hall Annex, a roof replacement for the Holyoke Children’s Museum and Volleyball Hall of Fame, heating upgrades for the McMahon VRF, historical renovations on the City Council chambers located at City Hall, HVAC system replacements in the city’s elementary schools.</p>

We continue to see a huge effort put forth by the architecture community on sustainable architecture and expect this trend to move forward. Sustainability comes in many forms as innovations are introduced every day in the architecture world, in the drive towards environmentally-responsible communities.</p>
<p>Many efforts have been made to achieve zero-net operations. Sustainability has become a focal point in the world of architecture and design, inspiring architects to rethink how they build today. Sustainable architecture connects architects, startups, entrepreneurs, and companies creating design solutions for a better future. New construction materials have gained attraction and are a huge asset in designing environmentally-responsible communities. Materials like cork, bamboo, engineered wood, etc. don’t endanger Mother Earth and make the construction industry more exciting than before!</p>
<p><strong>Trends to look out for in 2023:</strong></p>
<ul>
<li>Indoor/Outdoor Design: After the outbreak of the pandemic, people started spending more time at home than before. People realized there are benefits of having an outdoor space attached to your home so many brought their indoor and outdoor space closer together</li>
<li>Arches: Arches used to be one of the most frequently used architectural elements in the world. Today, arches are making a massive comeback and are now being used very frequently. They can help any home look more visually appealing, and a fabulous feature is the abundance of natural light they create</li>
<li>Modular Building: Another concept that is reaching new heights, is the idea behind modular building. Instead of completing every part of the construction process on the construction site, modular construction is fabricated off site, and installed/joined together on site</li>
</ul>
<p>The pandemic contributed to slow progress with sustainability goals in the architecture world as carbon emissions were significantly reduced during the pandemic and projects may have been postponed, however, they have quickly returned to pre-pandemic figures. There are many ways of designing environmentally-responsible and resource-efficient structures and cities, with amazing innovations and advances introduced every day. These include everything from smart homes and photovoltaic glass to centrally organized power networks, modular building, and even self-healing bio-concrete.</p>
<p>Many emerging trends come from listening to what the people want, which puts climate change and sustainability at the forefront of new designs. Architecture is changing for the better all thanks to new technology.</p>

										<content:encoded><![CDATA[<p>There are several emerging architecture trends that are important to discuss as many of the trends impact our environment. Below are four trends that are expected to be adopted in the future to increase sustainability in future architecture designs.</p>
<ol>
<li>With a growing population <b>Sustainability </b>is becoming a priority when architects are planning. Climate change is real and it is important for businesses to have sustainable designs as many people feel passionate about saving the planet. Building structures that allow people to eliminate less gas into the atmosphere are increasing tremendously.</li>
<li><b>Smart cities</b> are an urban development based on sustainability. There is a greater focus on renewable energy, transportation solutions, smart home energy management systems, and more comprehensive access to health. The smart cities are made to respond to the needs of its people. The development will allow architects to make more efficient use of resources, lower energy consumption, and build cities to maximize efficiency.</li>
<li>A large movement that goes along with sustainability and smart cities is the creation of <b> Greener Cities</b>. Cities are now taking and stance and are demanding more green space. Architects are listening and now building rooftop gardens, plant walls and communal green spaces. Green areas are important as they absorb CO2, block particulate matter and prevent buildings from overheating.</li>
<li>Another emerging trend is <b>vertical design </b>which is moving away from horizontal landscapes and transitioning into vertical. Experts are predicting that towns will accommodate more people with less of an impact on the environment if homes are stacked on top of each other like in large cities.</li>
</ol>
<p>Many of the emerging trends come from listening to what the people want. Climate change and sustainability are at the forefront of new designs because it is important to the consumers. Architecture is changing for the better all thanks to new technology.</p>

<p><b>Environmentally Friendly and Sustainable<br />
</b>Evaluating the environmental impact of a building is important to consider in today’s climate. Many architects and engineers are using steel because of its sustainability. Steel is completely recyclable and has incredible strength. In fact, it is the world’s most recycled material, with 80 million tons recycled annually.</p>
<p><b>Extreme Strength and Durability<br />
</b>Steel is a strong and durable material and can remain in tact during bad weather or fires. It is fire resistant as it does not ignite nor, feed the flames causing a fire to spread. Steel will not rot like wood or other materials can, making it incredibly long lasting.</p>
<p><b>Reduced Construction Time<br />
</b>Steel engineering construction time is significantly shorter than typical construction because all construction is done off site. After approvals, all materials can be delivered and simply assembled on site. This can cut construction time in half.</p>

</b>With other materials, there is less room for creative design or changes. However, with steel, it is relatively easy for architects and engineers to create intricate or unique building designs.</p>

</b>In 2018, the world used 1,808.6 million tonnes (Mt) of steel, this is because the cost of using steel is significantly cheaper to use especially now.  Producing one tonne of steel today requires 40% of the energy it did in the 60’s. Since steel is also recyclable, professionals are able to reuse materials for several projects.</p>

										<content:encoded><![CDATA[<p>In 2003, the United States began to adopt an energy efficient building structure that had become increasingly popular in Europe since the 1990’s called passive housing. Passive housing reduces a building’s ecological footprint because they require little energy for heating and cooling. The passive design can be used not only for housing, but office buildings, schools and more.</p>
<p>What makes this design different from a conventional building are the several ways it generates warmth. The main tactic used is the passive heating technology. This ventilation system floods the house with air from outside and pushes out the stale, old air through vents in each room. In this process, the cool air from outside is heated by the warm air that passes on its way out. Passive housing structures use this ventilation to cool and warm the space and prevent that “stuffy feeling” and evenly distribute temperatures throughout the whole house.</p>
<p>A passive house also creates internal heat through its angle towards the sun. The structure should be in a position for optimum solar orientation and maximum light exposure. These designs also use passive heat sources such as body heat and the heat radiating off of technological devices.</p>
<p>A conventional structure has thermal bridges around windows, doors, cracks that allow heat and air to escape. Whereas in a passive houses this does not happen as the design uses airtight construction and heavy insulation. The Passive House Institute  also recommends that homeowners use windows that are fitted to be opened, however, it is not necessary for a building that may not need ventilation.</p>
<p>Passive housing uses modern technology to heat and cool homes in the most energy efficient way, and decreases air pollution tremendously while increasing air quality internally. These structures require around 90% less heating energy than conventional  buildings and create long term financial savings after the initial investment.</p>
